<p>Just five miles inland from the surf and bustle of Newquay,&nbsp;St Newlyn East&nbsp;offers a gentler pace of life with plenty of Cornish character. The village takes its name from patron saint Newlyna, and while its mining days are long gone, St Newlyn East has reinvented itself as a warm, close-knit community surrounded by working farmland and countryside walks. Tourism keeps the area lively, but it still feels very much like a “real” village, with a proper sense of belonging. And with the green light given in 2025 for&nbsp;Newlina Meadows&nbsp;– a development of over 100 new homes – the next chapter is set to bring fresh energy (and new neighbours) into the mix.</p>

<p><a href="https://www.thepheasantcornwall.com/" target="_blank" rel="noreferrer noopener">The Pheasant&nbsp;</a>is the village’s foodie gem, championing local heroes like Aral Farm, the village butcher and The Cornish Mill (flour milled just a mile away). Seasonal menus, long lazy lunches and a roast worth writing home about. Nearby, you’ll find&nbsp;<a href="https://naughty-nonnas.com/">Naughty Nonnas</a>&nbsp;at Lanteague, Adam Handling’s&nbsp;<a href="https://www.tartanfoxpub.co.uk/" target="_blank" rel="noreferrer noopener">Tartan Fox&nbsp;</a>at Summercourt, and Muddy Award-winning&nbsp;<a href="https://theplumemitchell.co.uk/" target="_blank" rel="noreferrer noopener">Plume of Feathers</a>&nbsp;at Mitchell.</p>



<p>Over in Newquay, the food scene is buzzing – from cool indies like&nbsp;<a href="https://www.herdburger.co.uk/#3">Herd</a>,&nbsp;<a href="https://www.rosanewquay.co.uk/" target="_blank" rel="noreferrer noopener">Rosa’s</a>,&nbsp;<a href="https://littleearspasta.com/" target="_blank" rel="noreferrer noopener">Little Ears</a>&nbsp;(pasta dreams) and new diner&nbsp;<a href="https://www.ralphsnewquay.co.uk/" target="_blank" rel="noreferrer noopener">Ralph’s</a>, to Adam Handling’s sustainable showstopper&nbsp;<a href="https://www.uglybutterfly.co.uk/" target="_blank" rel="noreferrer noopener">Ugly Butterfly 2.0</a>&nbsp;at The Headland Hotel.</p>



<h2 class="wp-block-heading" id="h-shop">SHOP</h2>



<p>The village itself is home to L. George butchers, who have been providing meat to the village for more than a century, and Sweets Dairy. Just down the road at Lanteague, you&#8217;ll find the brilliant Gorse bakery for your pastry fix.  </p>



<p>For big-name supermarkets, you&#8217;ll need to head into Newquay itself, (also home to Muddy fave indie <a aria-label="MMW Revolver (opens in a new tab)" href="https://mmwstore.com/" target="_blank" rel="noreferrer noopener">MMW Revolver</a>) or head to Fraddon on the A30 for Cornwall&#8217;s closest thing to a shopping centre &#8211; think Boots, M&amp;S, TK Maxx, Next and Mountain Warehouse. A short hop gets you to Truro, with bigger like Waitrose, The White Company, M&amp;S, plus plenty of lovely independents to browse. </p>



<h2 class="wp-block-heading" id="h-health-amp-wellbeing">HEALTH &amp; WELLBEING</h2>

<p>The village hall hosts all manner of yoga classes, or head over to Newquay for Muddy Award winning Oceanflow Yoga. Just down the road in Crantock, <a href="https://halwyn.co.uk/" target="_blank" rel="noreferrer noopener">Halwyn</a> has opened with a driving range, mini-golf and a restaurant to refuel afterwards.</p>



<p>And then there are the beaches. Crantock, Holywell and Polly Joke are swoon-worthy golden sandy beaches, perfect for swimming, paddleboarding or catching a wave, tide permitting. Come June, the wildflower meadows are just glorious for a meditative walk along the coast path (keep your eyes peeled for seals too).</p>



<h2 class="wp-block-heading" id="h-community">COMMUNITY</h2>



<p>The village’s history runs deep – after the East Wheal Rose mining disaster of 1846, the&nbsp;‘Pit’&nbsp;was created as a memorial and today serves a much happier purpose as an outdoor arena for community events and celebrations. At the centre of it all stands&nbsp;St Newlina Church, with its Norman roots and timeless charm. And for the younger crowd? The&nbsp;skate park&nbsp;is always a hit.</p>



<h2 class="wp-block-heading" id="h-nearby-attractions-nbsp">NEARBY ATTRACTIONS&nbsp;</h2>



<p>Just down the road at Kestle Mill, you&#8217;ll find one of Cornwall&#8217;s lesser-known but utterly charming National Trust gems, <a aria-label="Trerice (opens in a new tab)" href="https://www.nationaltrust.org.uk/trerice" target="_blank" rel="noreferrer noopener">Trerice</a> (below, an Elizabethan manor house with fine interiors and a beautiful walled garden). Also nearby is the  <a aria-label="Lappa Valley (opens in a new tab)" href="https://www.lappavalley.co.uk/" target="_blank" rel="noreferrer noopener">Lappa Valley</a> steam railway, complete with playgrounds and soft play, perfect for little ones.</p>

<p>Newquay is world-famous for it&#8217;s surfing beaches, with Fistral the headline act, hosting big-name comps and the legendary Boardmasters Festival. From <a aria-label="Lusty Glaze (opens in a new tab)" href="https://www.lustyglaze.co.uk/" target="_blank" rel="noreferrer noopener">Lusty Glaze</a>, home to events such as <a aria-label="Silent Disco Beach Yoga (opens in a new tab)" href="https://www.silentdiscoyoga.co.uk/" target="_blank" rel="noreferrer noopener">Silent Disco Beach Yoga</a> as well as being a Muddy Award winning wedding venue, right round to Fistral, there are actually seven beaches within walking distance of the town centre. Families are spoilt for choice too, with <a href="https://www.newquayzoo.org.uk/" target="_blank" rel="noreferrer noopener">Newquay Zoo</a>, the <a href="https://www.bluereefaquarium.co.uk/newquay/" target="_blank" rel="noreferrer noopener">Blue Reef Aquarium</a>, the <a href="https://www.better.org.uk/leisure-centre/cornwall/newquay-leisure-world" target="_blank" rel="noreferrer noopener">Leisure Centre</a> and a sprinkling of mini-golf. If gardens are your thing, don&#8217;t miss the tranquil <a href="https://www.japanesegarden.co.uk/" target="_blank" rel="noreferrer noopener">Japanese Garden</a> at St Mawgan.</p>



<h2 class="wp-block-heading" id="h-culture">CULTURE</h2>



<p>Bringing together the best of creativity, community and connection through spoken word, open-mic, music, workshops, performance,&nbsp;<a href="https://www.sproutspoken.co.uk/" target="_blank" rel="noreferrer noopener">Sprout Spoken</a>, and Spout &amp; About host regular events in Newquay itself. Bookworms should make a beeline for indie gem <a href="https://www.clemobooks.co.uk/" target="_blank" rel="noreferrer noopener">Clemo Books</a><strong>&nbsp;</strong>which hosts visiting authors and literary events. Meanwhile, theatre buffs can check out the&nbsp;<a href="https://lanetheatre.co.uk/" target="_blank" rel="noreferrer noopener">Lane Theatre</a>, proudly run by the Newquay Amateur Dramatic Society &#8211; with none of that Philip Schofield as an Honorary Patron.</p>

<p>The average house price in St. Newlyn East was £350,585, with most properties being detached, where the average price was £501,000. Semis sold for an average of £332,500 with terraces costing on average £169,800.</p>

<p>St. Newlyn East Pre-School sits in the village itself (rated Good by Ofsted), while purpose built nursery, <a href="https://www.naturallylearning.co.uk/nansledan" target="_blank" rel="noreferrer noopener">Naturally Learning</a> at Nansledan brings a creative, outdoorsy vibe. There are also a number of options in Newquay itself, including Little Fistral Nursery and just down the road is Quintrell Downs Montessori School.</p>

<p>The village primary, St. Newlyn East Learning Academy, is rated Good by Ofsted, with nearby state secondaries Treviglas Academy and Newquay Tretherras School also scoring Good. <h2 class="wp-block-heading" id="h-commute">COMMUTE</h2>



<p>Handy for flying to London or Dublin as Newquay airport is just a 25 min drive away, while the nearby A30 makes both Newquay and Truro easy to reach. The nearest mainline station is at Newquay, although you&#8217;ll then have to change at Par for the mainline to Plymouth and London.</p>
